Selling well begins before the property reaches the market. The strongest results usually come from thoughtful preparation, defensible pricing, purposeful marketing and a clear understanding of the terms that matter when an offer arrives.
This guide is a starting place for Tampa Bay homeowners who are considering a sale now or simply planning ahead.
Before deciding when or how to sell, it helps to understand how your property may compete in today's market. I can review recent comparable sales, current competition and the property-specific details that an automated estimate may miss.
Preparation does not always mean a major renovation. The right work depends on the property, its likely buyer and the competition it will face. Before spending money, I help sellers consider which repairs, presentation choices or improvements may strengthen marketability and which expenses may not be necessary.
A list price should be supported by evidence rather than aspiration. Recent sales matter, but so do active and pending properties, location, condition, features, ownership costs and the alternatives available to buyers at the same time.
Good marketing should help a qualified buyer understand why the property deserves attention. Photography, property information, online presentation, distribution and showing strategy should work together rather than exist as separate tasks.
The highest number is not automatically the strongest offer. Financing, deposits, contingencies, inspection terms, requested concessions, timing and the buyer's ability to perform can materially affect the quality of an offer.
Once a contract is accepted, deadlines and details matter. Inspections, financing, appraisal, title work, association requirements and closing preparations should be monitored carefully so that issues can be addressed before they become surprises.
You do not need to be ready to list before beginning the conversation. Whether you are thinking about selling soon or a year from now, we can begin with your goals, your property and the market evidence.
